What a Professional AC Service Actually Includes
Why regular servicing matters
Servicing an air conditioner is not “rinsing the filters”. It's 10–12 operations that extend compressor life, keep efficiency up and deliver clean air.
Without servicing, an AC loses up to 30 % of its output in 2–3 years. And a compressor repair costs 40–60 % of the price of a new unit.
Stage 1. Diagnostics
The technician checks:
- All modes (cooling, heating, dehumidifying)
- Inlet and outlet temperature — the difference should be 8–12 °C
- Refrigerant pressure with a manifold gauge set
- Electrical connections and wire insulation
This catches problems before they show. A refrigerant leak found early is a top-up. The same leak ignored for a year is a new compressor.
Stage 2. Indoor unit cleaning
A deep clean isn't what you do at home with a cloth. The process:
- Filters, the front panel and the fan barrel are removed
- The evaporator is treated with a special foam cleaner that dissolves grease and dust
- The fan barrel is washed under pressure
- Every part is dried before reassembly
Stage 3. Drain cleaning
- The drain line is blown out with compressed air or flushed
- The condensate tray is cleared of slime and algae
- An antibacterial solution prevents the blockage coming back

The outdoor unit is the workhorse of the system. The technician:
- Washes the condenser (heat exchanger) with a pressure washer
- Removes dust, fluff and leaves from the casing
- Checks the bracket fixings and anti-vibration mounts
- Inspects the copper pipes for damage and corrosion
Stage 5. Refrigerant check
A refrigerant leak is one of the common reasons for falling output. Even a 10 % shortfall noticeably cuts efficiency.
The technician measures the pressure and compares it with the spec for the specific model. If it's low — a top-up. A full recharge is only needed after a repair or after re-running the lines.
Stage 6. Antibacterial treatment
After reassembly the evaporator is treated with an antibacterial agent. It kills mould and bacteria and keeps them away for 3–6 months.
This matters especially for families with small children, allergy sufferers and people with respiratory conditions.
Frequency and cost
- Recommended: twice a year — in spring before the cooling season and in autumn before heating
- Year-round use: every 4–6 months
- Cost: 80–150 GEL for a full service
